Demilec Insulation Removal & Replacement in Anaheim: What to Know First

Demilec insulation removal and replacement in Anaheim typically runs $1,800 to $6,500 depending on attic size, insulation type, and whether we’re dealing with spray foam or blown-in product. Most jobs take one to two days from start to finish. We’re an independent Demilec service provider, not a factory-authorized shop, and we give straight quotes with no trip charge inside the county.

This page is for Anaheim homeowners who have Demilec insulation that’s failed, settled, gotten wet, or been contaminated by rodents. If you’re in that spot, call us at (657) 214-8224. A live person answers, 24/7. That’s Walt himself on most calls, and he’s been doing this since 2000.

How Demilec Products Fail - and How We Fix Them

  • Demilec Heatlok HFO settling and shrinkage. Heatlok HFO is Demilec’s closed-cell spray foam, and in Anaheim attics we see it pull away from rafters after years of direct sun loading on the roof deck. The thermal expansion and contraction works the foam loose, especially where installers sprayed too thin originally. We cut out the shrunken sections, remediate any moisture trapped behind them, and re-spray with fresh material. There’s no patch that holds on separated closed-cell foam. You remove it and start clean.
  • Demilec Sealection 500 open-cell moisture retention. Sealection 500 is open-cell, which breathes. That’s fine until a roof leak or bathroom exhaust venting into the attic saturates it. Open-cell holds water like a sponge, and once it’s wet past the surface, it never dries out properly in Anaheim’s marine layer cycles. We remove the saturated sections, fix the moisture source, and replace with either new Sealection 500 or Heatlok HFO depending on what that attic actually needs. The fix is removing the wet foam. Point blank.
  • Demilec Heatlok Soy 200 rodent contamination. The soy component in Heatlok Soy 200 is exactly what attracts rats and mice in older Anaheim neighborhoods. They chew through it, nest in it, and foul it. This is the number one reason we pull Demilec in the Floral Park and West Anaheim areas. We do full removal, sanitize the attic, seal entry points, and re-insulate. We don’t blow new insulation over rodent-damaged foam. You’d just be building a new nest on top of the old one.
  • Off-ratio Demilec foam from original installation. Spray foam is mixed on-site, and if the installer’s machine was off-ratio that day, the foam never cures right. It stays soft, sometimes sticky, sometimes crumbly. We’ve pulled Demilec jobs in Anaheim where entire sections could be torn out by hand years later. That’s a chemistry failure at install, not a product defect. You can’t spot-fix it. The soft foam has to come out and be replaced.
  • Demilec Polar Foam installed over old batt insulation. We see this in ranch-style homes near the Platinum Triangle: a previous contractor sprayed Polar Foam over the top of old fiberglass batts rather than removing them first. The foam skins over, but the batts underneath keep holding dust, moisture, and whatever was living in them. When you pull the foam, you get the full history of that attic. We strip it all down to the deck and start fresh. It’s the only way the new insulation performs.

Our Demilec Insulation Removal & Replacement Process

  1. 1
We inspect and quote. Walt or one of our senior techs comes to your Anaheim home, gets into the attic, and assesses the Demilec insulation’s actual condition. We check depth, adhesion, moisture, and contamination. You get a written number before we touch anything.
  2. 2
We confirm scope and price. No vague line items. The quote says exactly what we’re removing, what we’re replacing it with, and what it costs. If you have a written estimate from another company, bring it. We’ll give you a free second opinion on it.
  3. 3
We remove the old Demilec insulation. Full removal with HEPA-filtered vacuum equipment and hand scraping where needed for adhered spray foam. We don’t leave chunks behind and call it done. Clean deck is the standard.
  4. 4
We remediate the space. Rodent droppings, old moisture stains, failed air sealing. This is the step most contractors skip. We don’t.
  5. 5
We decide on replacement material. Sometimes the right answer is more Demilec, sometimes it’s Owens Corning blown-in or Rockwool batts. We’re not married to one brand. We’ll tell you what serves that attic best and why. If you want Demilec back in, we install it. We also work with Johns Manville, Knauf, CertainTeed, and GreenFiber, so you’re never boxed into one option.
  6. 6
We install, test, and clean up. New insulation goes in to spec, we verify depth and coverage, and we leave your home the way we found it except with a properly insulated attic. Every job carries the Done Right Promise. If it’s not done right, we make it right. No runaround.

What Demilec Insulation Removal & Replacement Costs in Anaheim

Here’s what our Anaheim Demilec jobs typically run:

  • Basic Demilec removal only (single attic under 800 sq ft, blown-in or batt product): $1,200 to $2,400.
  • Demilec spray foam removal and replacement (closed-cell adhered to roof deck, including new R-38 blown-in fiberglass or equivalent): $3,500 to $6,500.
  • Rodent-contaminated Demilec removal, sanitization, and full re-insulation: $4,000 to $7,000 including entry-point sealing.
  • Crawl space or wall cavity Demilec removal (limited access, hand work required): priced per job. These run higher per square foot because labor is slower.

What moves the price: attic access, foam adhesion, contamination level, and whether we’re hauling everything out through your house or an exterior hatch. Every quote is upfront and written before work starts. Call (657) 214-8224 for a free estimate. No trip charge inside the service county, and we offer $40 off any repair over $200. Seniors and veterans: 10% off, always.

Why Anaheim Homeowners Call Walt’s Insulation for Demilec Work

We’ve been locally owned and owner-operated since 2000. Walt Brenner started this company and still answers the phone. When you call about a Demilec attic, you’re not getting routed to a call center in another state. You’re talking to someone who has pulled failed spray foam out of Anaheim attics for over two decades.

Our techs are background-checked and uniformed, so you know exactly who’s walking into your house. The Done Right Promise backs every single job. If we miss something, we come back and fix it. Lifetime workmanship, in writing.

And while Demilec is the focus here, we also service Reflectix installations when a radiant barrier needs attention. We’re not a one-trick shop. If your attic has multiple insulation systems, we can handle all of it in one visit.

We’re the one down the road. Published address, real license number, real people. That matters more than you’d think when you’re four feet into a blown-in removal job and something unexpected turns up.
